The Move-Up Family
You bought your first home between 2017 and 2020. You've outgrown it. You've also built more equity than you realized. This is where that equity finally goes to work.
Pecan Ridge by Caruso Homes. Craftsman estates from the $800s, on quarter-acre homesites bordered by 7.4 miles of preserved trail. Curated for the buyer who's done compromising.

Why Pecan Ridge
Most new construction in the DMV is built fast and built dense. Pecan Ridge isn't.
Eighty Craftsman homes. Quarter-acre lots. A trail system most communities would charge a premium amenity fee to access. The kind of place where the front porch actually gets used.
For buyers priced out of Northern Virginia and underwhelmed by older inventory in PG County, Pecan Ridge sits in a rare middle space — newer construction, larger lots, and a community that's quiet on purpose.

You bought your first home between 2017 and 2020. You've outgrown it. You've also built more equity than you realized. This is where that equity finally goes to work.
22 minutes to Joint Base Andrews. 35 to Fort Meade. 40 to DC. The commute math finally works in your favor — without giving up the home you actually want.
First-floor primary suite options. In-law layouts. Finished lower levels with private entrances. A home built for the way families actually live now.
Inside the Homes
Caruso Homes offers one of the most flexible customization ranges in the DMV. The buyers who get this right work with someone who's seen all six plans built out. The buyers who don't pick the prettiest model on tour day and regret it at the design center.
01
4 to 8 bedrooms. Up to 6,000+ square feet. First-floor primary options. Dedicated office wings. Open kitchen-to-great-room layouts that handle 20 guests without feeling crowded.
02
Caruso's plans accommodate something most builders don't: real multigenerational living. Second primary suites. Lower levels with separate entrances. The difference between a house and a long-term home.
03
Kitchens sized for Sunday dinners. Great rooms sized for holiday gatherings. Mudrooms sized for the realities of carpool, soccer cleats, and Costco runs.

Wrap still on. Framing complete. "For Sale" sign already in the yard. Pecan Ridge isn't a render — it's actively coming out of the ground.
The buyers who walk this site with me before drywall goes up have a permanent advantage at the design center. They've seen the bones. They know what the room actually feels like before the cabinets and counters are spec'd.
The location advantage
Pecan Ridge sits at one of the most strategic intersections in the DMV.
7.4 miles of paved, preserved trail bordering the community — used daily for biking, running, and weekend walks. It's the kind of feature most master-planned communities would charge a $1,200 HOA premium to access. At Pecan Ridge, it's just there.
— Walking the WB&A Trail. What's actually next door.
7.4 miles of paved, scenic trail directly adjacent to the community. Genuinely used — for biking, running, weekend walks.
Shopping, dining, the practical errands. Minutes from your driveway.
Fishing, walking, ice rink in winter. The anchor of weekend mornings.
MD-197, US-50, and US-301 — all within minutes. The DMV opens up in every direction.
At $800K–$950K, your dollar in Bowie buys what costs $1.3M+ in Northern Virginia and what doesn't exist in DC at all. Newer construction. Larger lots. A community on the rise — without the bidding wars of Howard County or the resale ceiling of older PG inventory. The buyers who recognize this pattern early are the ones who win on appreciation.
What the builder doesn't tell you
Caruso builds beautiful homes. They're also a business — and the sales office represents the builder, not you. Here's what I make sure my clients understand.
A 6-month build can become 9. Materials, permitting, weather, labor — all variables. The buyers who stay calm are the ones who were prepared upfront. The buyers who panic are the ones who weren't told the truth.
The base price gets you in the door. The design center is where buyers can quietly add $40K–$80K in upgrades without realizing it. I sit down with my clients before that appointment and identify which upgrades hold value at resale and which don't.
A $25K premium for a "premium" lot might add $40K to your resale — or $5K. I know how to tell the difference at Pecan Ridge specifically.
Rate buy-downs, closing cost credits, design center allowances — these shift quarter to quarter based on inventory and the builder's needs. Knowing when to ask, what to ask for, and how to ask is the difference between a fair deal and a great one.
Pre-drywall, final walkthrough, 11-month warranty. Most buyers miss at least one of these milestones. I don't let mine.
None of this means you shouldn't buy at Pecan Ridge.
It means you shouldn't buy alone.
Move-In Ready
Most Pecan Ridge buyers wait 6–9 months for their home to be built. A small number of finished homes are available now — for buyers who can move within 60 days.
The Video Experience
A private walkthrough I built for serious buyers. See the land, walk the homes, and understand what you're actually buying — before you ever pick up the phone.
An honest walk through the community — the land, the build, what to look for, and what to ask. No script, no sales pitch.
The Pecan Ridge Playbook — a 60-minute strategy session for serious buyers. This isn't a homebuyer class. It's the same conversation I have with my private clients before they walk into the sales office.
Limited to 25 attendees per session. Recording sent only to those who register.
Reserve Your SeatRepresentation Matters
Here's what changes when you have your own advisor in the room.
The on-site sales team works for Caruso Homes. That's not a flaw — it's their role. My role is different: I represent your interests, your budget, and your long-term outcome.
Builder incentives shift quarterly. Knowing what's available, what's negotiable, and when to ask for more is a craft. I do this every week. You'll do it once.
A new construction purchase has 6–9 months of decisions. Pre-construction meetings, design center, pre-drywall walks, final orientation, 11-month warranty review. I'm in every one of those rooms with you.
In most new construction transactions, the builder covers the buyer's agent commission as part of their standard structure. Specific terms vary — I'll walk you through exactly how it works for your situation.
I work with the builder. I work for you. Both things are true, and both are why this works.
About
I've spent my career representing buyers and sellers across Prince George's County — Bowie, Upper Marlboro, Mitchellville, Largo. I know the school catchments, the appreciation patterns, the lot premiums that hold value, and the ones that don't.
As President of the Prince George's County Association of Realtors, I represent thousands of agents across the county. The same expertise that shapes the local market now works for my clients.
But none of that is why people refer their friends to me. They refer their friends because I tell the truth, I do the work, and I show up — at the design center, on the pre-drywall walk, at the final orientation, and every step in between.
If you're considering Pecan Ridge, I'd love the chance to be the person in your corner.
Inside the Community
Pecan Ridge isn't just a development — it's a community I've been a part of since the first homes broke ground. Walking the land before construction. Celebrating with neighbors as the model home was unveiled. Watching this community come to life.

When you work with me, you're not just getting a Realtor.
