Timelines slip. Plan for it.

A 6-month build can become 9. Materials, permitting, weather, labor — all variables. The buyers who stay calm are the ones who were prepared upfront. The buyers who panic are the ones who weren't told the truth.

Design center decisions are where budgets break.

The base price gets you in the door. The design center is where buyers can quietly add $40K–$80K in upgrades without realizing it. I sit down with my clients before that appointment and identify which upgrades hold value at resale and which don't.

Lot premium isn't always worth it.

A $25K premium for a "premium" lot might add $40K to your resale — or $5K. I know how to tell the difference at Pecan Ridge specifically.

Builder incentives are negotiable in ways most buyers don't realize.

Rate buy-downs, closing cost credits, design center allowances — these shift quarter to quarter based on inventory and the builder's needs. Knowing when to ask, what to ask for, and how to ask is the difference between a fair deal and a great one.
