- How do you determine what my home is worth?
- From recent closed sales of genuinely comparable homes — similar size, age, style and condition, as close to your home as possible — then adjusted for what yours has that they do not, with current pending and active listings read for direction. You get the comparable sales themselves, not just a number.
- Is the valuation free, and am I obligated to list?
- It is free, and no. Many people ask for a valuation years before they move, or for a refinance, estate planning, or a divorce. That is a completely normal reason to ask, and it is treated that way.
- What is the difference between a valuation and an appraisal?
- An appraisal is performed by a licensed appraiser, usually at a lender’s request, and carries a fee. A REALTOR®’s comparative market analysis uses the same comparable-sales method but is oriented toward what a buyer will actually pay in today’s market.
- Do improvements add their full cost to my home’s value?
- Rarely. Most renovations return only a portion of their cost at sale, and the return varies enormously by project. Roof, HVAC and systems affect whether the home sells at all; cosmetic updates affect how fast it sells and at what price.
- How often should I check my home’s value?
- Once a year is reasonable, plus any time you are considering a refinance, pulling equity, or a life change. Values across Prince George’s County have been moving steadily rather than dramatically, but a year is more than enough to matter.
