Thinking of Selling in Prince George’s County?
Your Door Starts Here.

Smart sellers in Bowie, Upper Marlboro, and Glenn Dale don’t start with a sign in the yard. They start by seeing every option — all five doors — before they sign anything with anyone. That’s how I teach it, and it’s free.

Short answer

How do I sell my house in Prince George’s County, Maryland?

The work that decides your net starts 30 to 90 days before the sign goes in the yard: a pricing analysis built on recent closed sales in your actual neighborhood, a short list of repairs that return more than they cost, decluttering and professional photography, and a launch timed so the listing hits the market when the most buyers are looking. In Maryland the seller typically covers transfer and recordation taxes (often split with the buyer by agreement), title and settlement fees, and any buyer-agent compensation you agree to offer — which is now negotiated in writing rather than assumed. Carole Webb, REALTOR® with Samson Properties in Bowie, Maryland, prepares a written net sheet before you commit to anything, so you know your walk-away number first.

How to Be a Smart Seller

Before we talk price, we talk options.

I’ll tell you something most agents won’t lead with: I lost a home once. Years ago I went through foreclosure — and the hardest part wasn’t losing the house. It was believing I had no options. I learned later that I did. I just didn’t know they existed.

That experience is the foundation of how I sell homes today. Before we talk about price, staging, or marketing, we talk about your options — all of them. Selling on the open market. Preparing first. Selling and then buying. Even keeping the house, if the math says you should. No door gets pushed, and the “don’t sell” door gets the same respect as the rest.

I’d rather you understand every option — even if you never hire me — than sign something you regret. That’s what being a smart seller means.

Every home has a story. Let’s make sure yours ends with the right move.

The Signature System

The Five Doors of Selling Your Home™

No two homes — or homeowners — are alike, so I never start with one strategy. Four simple questions locate your door. Then we open it together. The tree never recommends; it locates. You choose.

Door 1 is not always the right door. Some homeowners net more by preparing first. Some are on a deadline that a traditional listing can’t meet. Some are selling and buying at the same time. Four questions — timeline, condition, equity, and where you’re going next — put you in front of the right one.

You are never sold a door. You are shown all five, told the real numbers behind each, and you decide. Free, and with no obligation to list with me.

Where I Work

Selling a Home in Bowie, Upper Marlboro & Glenn Dale, MD

Prince George’s County isn’t one market — it’s dozens. Pricing that works on one street misses on the next. This is my home county, and hyper-local knowledge is the difference between listed and SOLD.

Selling Your Home in Bowie, MD

Bowie is where I’m based — Melford, in the heart of it. From established neighborhoods to newer communities near Bowie Town Center, buyers here reward homes that are priced right and presented well from day one. If you’re thinking of selling in Bowie, start with a real valuation, not a website estimate.

Selling Your Home in Upper Marlboro, MD

From estate communities around Woodmore to family neighborhoods across the county seat, Upper Marlboro sellers face wide value ranges — sometimes six figures apart within a mile. Evidence-based pricing matters more here than almost anywhere in the county.

Selling Your Home in Glenn Dale, MD

Glenn Dale’s quiet streets and larger lots draw buyers who are moving up and plan to stay — which changes how your home should be prepared and marketed. Selling here is about reaching the right buyer, not just the most buyers.

Smart Seller Questions

Selling in Prince George’s County — FAQs

How much does it cost to sell a house in Prince George’s County?

Your true cost depends on your mortgage payoff, agent compensation, Maryland transfer and recordation taxes, and any prep work you choose. Before you list anything, you should see a written net sheet — a line-by-line estimate of what you walk away with. I prepare one for every seller consultation, free.

How long does it take to sell a home in Bowie, Upper Marlboro, or Glenn Dale?

It varies by neighborhood, price point, condition, and season — which is why a one-size answer would be a guess. In our consultation I show you recent sales on your street, current competition, and a realistic timeline for your specific home, based on real MLS data.

Do I need to renovate before I sell?

Not always — and sometimes a renovation returns less than it costs. Door 2 of the Five Doors is return-per-repair math: which improvements actually pay for themselves in your neighborhood, and which ones to skip.

My listing expired. Now what?

An expired listing is not a verdict on your home — it’s usually a pricing, preparation, or marketing problem. A relaunch strategy diagnoses which one before your home goes back on the market.

I inherited a house. Do I have to sell it?

No — and understanding all of your options is the first step. Probate sales in Maryland involve court timelines a regular sale doesn’t. I walk families through it step by step, with no pressure toward any path.

What’s my home actually worth?

Online estimates can miss badly here because our neighborhoods vary street to street. Request a free valuation and you’ll get a real number built from actual MLS comparables — not an algorithm’s guess.

Frequently asked

Selling in Prince George’s County, answered

What is my house worth right now?
The honest answer comes from recent closed sales of comparable homes in your specific neighborhood, adjusted for condition and updates. Carole provides a free written valuation with the comparable sales included, so you can see the reasoning rather than just a number.
How long does it take to sell a house in Prince George’s County?
There are two clocks: preparation and market time. Preparation typically runs 30 to 90 days depending on repairs and decluttering. Market time then depends on price and condition. Per PGCAR’s April 2026 Market Watch, county closed sales rose roughly 11% and homes were selling faster amid strong demand, rising inventory and steady values.
What repairs are actually worth doing before I list?
A short list, usually: anything that would surface on a home inspection and rattle a buyer, fresh paint, flooring where it is visibly worn, and lighting. Full kitchen and bath remodels rarely return their cost at sale. The test is whether the repair removes a buyer objection, not whether it improves the house.
What does it cost to sell a home in Maryland?
Typically the brokerage fee you agree to, any buyer-agent compensation you choose to offer (now negotiated in writing rather than assumed), Maryland transfer and recordation taxes — frequently split with the buyer by agreement — title and settlement fees, and any closing help you agree to. Carole prepares a written net sheet before you list, so your walk-away number is known in advance.
Should I sell first or buy first?
It depends on your equity and your tolerance for moving twice. Selling first gives you a known number and a stronger offer on the next house. Buying first avoids a temporary move but usually requires bridge financing or a contingency the other seller has to accept. This is exactly what the Move Smarter™ Math worksheet is built to answer.
Do I have to sell with a sign in the yard and public showings?
No. There are several paths — a traditional listing, pre-market exposure, an investor or cash purchase, or a sale with a lease-back so you are not moving twice. They produce different net numbers and very different levels of disruption. Carole walks through all of them before you commit to one.
