How do I buy a home in Prince George’s County, Maryland?
Start with a full lender pre-approval rather than a pre-qualification — the difference is whether your income and assets have actually been verified, and in a competitive offer that is often what decides who gets the house. Next comes a written buyer-agency agreement; since August 2024 that conversation happens before you tour homes, and the buyer agent’s compensation is negotiated up front instead of assumed. First-time buyers in Prince George’s County can frequently combine Maryland Mortgage Program financing with state and county down payment assistance, which changes what you can afford far more than a quarter point on the rate does. How much do I need for a down payment?
Usually less than you think. Between county, state, and lender programs, many Maryland first-time buyers qualify for down-payment assistance and grants that dramatically lower the cash needed. Step one is a program match check — finding what your income, location, and situation qualify you for right now.
Can I buy with imperfect credit?
Often, yes — and when not yet, the answer is a plan, not a no. A credit runway turns bruised credit into a better rate in 6–12 months. The buyers who succeed start the runway early instead of waiting to feel “ready.”
Should I keep renting or buy?
Sometimes renting on purpose is the right call — Door 5 gets the same respect as every other door. Just don’t decide by feel. Run the numbers and decide with real math.
What buyer programs exist in Prince George’s County?
Maryland and Prince George’s County both run assistance programs, and they change year to year — amounts, income limits, and windows. That’s why I run a current program match check for every buyer instead of quoting numbers that go stale.

- How much do I need for a down payment?
- Less than most first-time buyers expect. FHA loans start at 3.5% down, several conventional programs at 3%, and VA and USDA loans at zero down for those who qualify. Maryland Mortgage Program financing can often be combined with state and county down payment assistance, which for many buyers is the difference between next year and this year.
- What is the difference between pre-qualification and pre-approval?
- Pre-qualification is an estimate based on what you tell the lender. Pre-approval means your income, assets and credit have actually been verified. In a competitive offer, that difference is frequently what decides which contract gets accepted.
- Do I have to sign an agreement before touring homes?
- Yes. Since August 2024, buyers sign a written buyer-agency agreement before touring, and the buyer agent’s compensation is stated and negotiated up front rather than assumed to come from the seller. It can cover a single property or a set period of time.
- Who pays my agent now?
- It is negotiated. Compensation can come from the seller, from a seller-paid closing cost credit, from the buyer directly, or from a combination. It is agreed in writing before you tour, and Carole puts it on the table openly at the first meeting.
- How long does it take to buy a home?
- From ratified contract to settlement is commonly 30 to 45 days with financing. The search itself varies widely. Being fully pre-approved first is what shortens everything that follows.
- What are closing costs, and how much should I expect?
- Lender fees, title and settlement charges, Maryland transfer and recordation taxes, prepaid property taxes and insurance, and escrow setup. Together these are a meaningful percentage of the purchase price, which is why the number belongs on the table before the search starts rather than at the closing table. First-time Maryland buyers may qualify for a reduced state transfer tax rate.
- Which Prince George’s County neighborhoods should I look at?
- It depends on commute, schools, price and whether you want an HOA. Bowie, Upper Marlboro, Mitchellville, Woodmore, Glenn Dale, Largo and Fort Washington each behave differently on price, inventory and pace, and Carole works all of them.
