I built this site to be genuinely useful to people buying, selling and inheriting homes in Prince George’s County. Some of what makes it useful — guides, home valuations, a webinar, a way to reach me — requires you to give me your contact information. This page explains exactly what happens to it. It is written in plain English on purpose.

Who is responsible for your information

This website is operated by Carole Webb, a licensed REALTOR® in the State of Maryland, affiliated with Samson Properties.

Where a transaction is involved, my brokerage also handles information as required by Maryland real estate law and its own policies.

Information you give me

You only give me information when you choose to. That happens when you fill out a form on this site, including:

• The contact and consultation forms
• Requests to download a guide
• Home valuation and referral requests
• Webinar and class registrations
• Property search account signups

Depending on the form, that typically means your name, email address, phone number, and whatever you choose to tell me about your situation — a property address, a timeline, or the reason you are moving. Some situations are sensitive by nature, such as a probate sale, a divorce, or a mortgage hardship. I treat that information as confidential and share it only where it is necessary to do the work you asked me to do.

Information collected automatically

Like most websites, this one records basic technical information when you visit: your IP address, browser and device type, the pages you view, how long you stay, and the site or search that sent you here. This is used to understand what people find helpful and to keep the site working properly. It is not used to identify you personally.

Cookies and similar technologies

Cookies are small files a website stores in your browser. This site uses them to keep pages loading quickly, to remember whether you have already requested a guide, and to measure general traffic patterns. Some cookies are set by the third-party services described below rather than by me.

You can block or delete cookies in your browser settings. If you do, parts of the site may not work as intended.

Calls, texts and email

How your information is used

• To answer your question and follow up on what you asked for
• To send the guide, valuation, class link or listing information you requested
• To provide real estate services if you choose to work with me
• To send market updates and occasional helpful email, which you can stop at any time
• To improve the website and understand which pages are actually useful
• To meet legal, brokerage and record-keeping obligations

Who your information is shared with

I do not sell your personal information, and I do not trade or rent your contact list to anyone.

I do use outside services to run this business, and information passes through them in order to do their job:

• GoHighLevel / LeadConnector — the customer relationship system that stores form submissions and sends email and text follow-up
• RealScout — the property search tool used on the home search page
• Hostinger — the company that hosts this website
• Google — for website analytics, embedded maps and fonts, and search performance data
• YouTube — for embedded video
• Samson Properties — my brokerage, where a transaction is involved
• Bright MLS — the multiple listing service, for property data and listing activity

If you ask me for a referral to a lender, title company, inspector, contractor or attorney, I will share only what is needed to make that introduction, and only after you have asked me to.

I may also disclose information where the law requires it, or where it is necessary to protect someone’s safety or my legal rights.

Property listing information

Listing data displayed on this site comes from Bright MLS and is provided for consumers’ personal, non-commercial use. It may not be used for any purpose other than identifying properties you may be interested in. Listing information is deemed reliable but is not guaranteed accurate.

How long information is kept

Contact information is kept for as long as it is needed to provide the service you asked for and to stay in touch, unless you ask me to remove it. Records connected to an actual real estate transaction are retained longer, because Maryland real estate record-keeping rules and my brokerage’s policies require it.

Your choices

• Stop the emails. Use the unsubscribe link in any email.
• Stop the texts. Reply STOP to any text message.
• See what I have. Ask, and I will tell you what information I hold about you.
• Correct it. Ask, and I will fix anything inaccurate.
• Delete it. Ask, and I will remove your information, except where a transaction record must legally be retained.

Children

This site is intended for adults. I do not knowingly collect information from anyone under 16. If you believe a child has submitted information through this site, contact me and I will delete it.

Links to other websites

This site links to other places, including social media, the Prince George’s County Association of REALTORS®, my brokerage, and property search tools. Once you follow a link, you are on someone else’s website and their privacy policy applies, not this one.

Security

This site uses an encrypted connection, and the services I rely on maintain their own security protections. No method of transmitting information over the internet is perfectly secure, so I cannot guarantee absolute security — but I do not ask for sensitive financial information through this website, and you should never send a Social Security number, bank account number or wiring instructions by email.

Equal housing

I am committed to the letter and the spirit of federal, Maryland and Prince George’s County fair housing law. All services on this site are offered without regard to race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, marital status, source of income, or any other protected characteristic.

Changes to this policy

If this policy changes, the updated version will be posted here with a new date at the top. Material changes will be reflected on this page rather than sent individually.
