The Homes We Built … and What Comes Next

Carole Webb, REALTOR and 2026 President of the Prince George’s County Association of REALTORS

Many of you have lived in Woodmore since the community was first built. You know the names of the streets, the stories behind the houses, the way the light falls across the lawn in the spring. As a Woodmore resident, I see firsthand how this market keeps evolving — what today’s buyers respond to, and how even small shifts make a big difference when it’s time to sell.

“A home isn’t just walls. It’s a chapter. And chapters deserve a thoughtful ending — not a rushed one.”

When the time comes to think about what’s next, the question isn’t really about real estate. It’s about how you want to carry your story forward. Whenever that time is right, I’m here to help you think it through.

Good Questions, Local Answers

Woodmore Neighborhood FAQ

Is Woodmore a good place to live?

Many buyers think so — it pairs established, well-kept neighborhoods with real amenities: the Country Club at Woodmore’s golf course, two nearby retail centers, plentiful parks, and a roughly 45-minute reach to D.C. via Route 50 and the Beltway. The right community for you depends on your budget and lifestyle, and I’m glad to help you compare them.

What kinds of homes are in the Woodmore communities?

A range — from gated estates around the country club (Woodmore Estates, The Preserves) to established brick colonials (Woodmore Highlands, Mount Oak Manor, Fairview Manor). Sizes and price points vary widely, so the best move is to look at what’s actually selling in each.

Are there HOA fees in these neighborhoods?

Yes — each community has its own homeowners association and dues, and they differ from one to the next. I can pull the current HOA details and what they cover for any specific home you’re considering.

Is there new construction in Woodmore?

The newer sections — like The Preserves at Woodmore — have brought newer estate homes to the area, and inventory shifts over time. If new construction is your goal, bring me in early so you’re represented before you visit a builder’s model.

How’s the commute to Washington, D.C.?

Typically around 45 minutes by car via U.S. Route 50 and the Capital Beltway, depending on traffic. For transit, Downtown Largo Metro (Blue/Silver Line) and MARC at New Carrollton are each about 7 miles away.

What schools serve the Woodmore area?

The area is served by Prince George’s County Public Schools. Because assignments depend on your exact address, I always confirm the specific schools for any home you’re considering rather than assume.

What’s my Woodmore home worth right now?

More than an online estimate can tell you — value here swings by street and community. I’ll prepare a free, personalized valuation from the real recent sales around your home. Request yours here.

The Bigger Picture

Living in Prince George’s County, MD

The Woodmore area is my home base — but I serve buyers and sellers across the whole county.

Prince George’s County borders Washington, D.C., which makes it one of the most convenient — and best-value — places to live in the region. You’ll often find more home for your money here than in neighboring Montgomery County or Northern Virginia, with green space, welcoming communities, and quick access to the District.

The county seat is Upper Marlboro, and growth communities like Westphalia continue to add newer homes and larger lots. Commuters have real options — Metro’s Blue and Silver Lines, MARC commuter rail, and major routes like Route 50 and the Beltway. Beyond Woodmore and Bowie, I also work throughout Upper Marlboro, Glenn Dale, Mitchellville, Largo, Lanham, and Greenbelt.

Whether you’re moving up, downsizing, relocating to the D.C. area, or simply curious what your home is worth, I’d be glad to be your local guide.
