  • Not directly. The home itself doesn't lose value because of an expired listing. What can shift is buyer perception — particularly if the home is relisted with the same price, photos, and description as before. A thoughtful relaunch resets that perception.

  • It depends on what we change. Relisting in the same week with the same strategy usually produces the same result. Relisting after we've corrected pricing, presentation, and marketing is a different conversation entirely. We'll decide the timing together.
