Bowie vs. Upper Marlboro: Which Prince George’s County Town Is Right for You?
This is one of my favorite questions to get, because it tells me someone is doing it right—thinking about the place, not just the house. I’ve spent years living and working across Prince George’s County, and I’ll tell you honestly: Bowie and Upper Marlboro are both wonderful, but they have different personalities. Let me introduce you to each the way I would a friend.
The quick gut-check
If you want an established, full-service suburb with shopping, restaurants, and quick access in every direction—Bowie usually wins. If you want more space, newer homes, bigger lots, and a more open, growing feel—Upper Marlboro often pulls ahead. Now let’s get into the details that actually matter for your decision.
Price and what your money buys
Bowie is one of the most sought-after addresses in the county, and the price reflects it —home values have hovered around the low-to-mid $500Ks. You’re paying for an established community, mature neighborhoods, and convenience.
Upper Marlboro gives you more room to stretch, especially if you’re open to new construction or larger lots farther out. You’ll find brand-new townhomes and single-family homes, often with a lower entry point than comparable Bowie homes, plus parcels with real land—some on well and septic. For buyers who want square footage and a yard, the dollar often goes further here.
Commute and getting around
Bowie sits along the US-50 corridor with strong access toward Annapolis, the Beltway, and D.C., and it’s well served by shopping and everyday errands close to home. Upper Marlboro, the county seat, gives you access to Route 4, the Beltway, and the growing Westphalia area, with newer road infrastructure being built around the new communities. If your commute runs toward D.C. or the Beltway, both work—test-drive your actual route at rush hour before you decide. I always tell clients: the map lies, the morning traffic tells the truth.
Homes and neighborhoods
Bowie offers established neighborhoods with mature trees, a wide mix of colonials and ramblers, and pockets of newer construction. You know what you’re getting—a settled community with a track record.
Upper Marlboro is where a lot of the county’s growth is happening right now. Westphalia Town Center, Watermark, WestRidge, and other communities are delivering modern homes with clubhouses, pools, and trails, alongside older established neighborhoods and rural parcels with acreage. If you love the idea of a brand-new home or more land, this is your town.
Lifestyle and feel
Bowie feels like a complete, busy suburb—Bowie Town Center, plenty of dining, parks, and the energy of an established community. Upper Marlboro feels more open and in-transition in the best way: quieter in spots, newer in others, with that “getting in early” feeling as the area grows around you.
Schools, taxes, and the fine print
Both towns are served by Prince George’s County Public Schools, but specific school assignments vary by neighborhood—so we always check the exact boundaries for any home you’re serious about. Property taxes follow county rates, though new-construction communities can carry higher assessments and sometimes special charges, which I’ll always flag before you fall in love.
So which one is right for you?
